The meeting was called to order at 6:30 p.m. by Kohanbani.

OPEN FORUM
Boyd Kolbe of 22072 Manning Square inquired about the current parking rules and information on where the minutes were posted. The BOD addressed Mr. Kolbe’s concerns regarding the parking discussion.

POOL PARKING LOT DISCUSSION
The BOD discussed the Easement and Shared Maintenance Agreement entered into in 1996 between the Townhome and Condominium. The Easement specifically states that the REC Parcels (specifically the pool parking lot) shall be used only while using the Recreational Facilities. The Agreement can only be changed by a majority vote of the two respective Boards of Directors.

A motion by Healey to not change the Agreement and enforce as written. The motion was seconded by Kesick. The Board discussed the motion and the pros and cons of enforcing and not enforcing. The vote was taken and it was tied 4 to 4. Therefore the Agreement will not be changed and will be enforced as written. Notification will be provided to the Condominium Board as to when the enforcement will be begin.

PARKING RULES AND REGULATIONS
The Board discussed the current parking rules and regulations. A motion by Judson to:

The Association will no longer issue resident parking stickers.

All owners will receive one visitor hang tag and one open space hang tag upon registration of their vehicles. Open spaces are designated for residents vehicles that are registered. Visitor parking is for visitors to the community. Appropriate hang-tags must be displaced during the enforcement hours.

Visitor and open space enforcement will be between the hours of 12:00 a.m. and 7:00am daily.

Visitor and open space parking is limited to 72 hours. If a visiting vehicle will be in the community longer for 72 hours, the resident must notify the Community Manager in writing and request approval.

No storage of any vehicle is permitted.

Vehicles parked in designated driveways that extend over the driveway apron, or which block the adjoining sidewalks will be towed without notice.

All vehicles must display current registration and required permits to be kept upon the common area.

No commercial vehicles under the laws of any states or any vehicle without commercial licenses but which has signs, decals, lettering, equipment racks, etc. is permitted to be parked upon the property.

Parking privileges to use parking spaces on common area will be suspended by the Board for violations of the Association rules and regulations, to include covenant violations and for delinquency in excess of 60 days.

The motion was seconded and carried unanimously.

The Board of Directors will be soliciting volunteers from the membership to serve on the Parking Committee. The Committee will be responsible for the enforcement of the rules and regulations.

Management will prepare a registration form to be completed by mail or electronically and a memo to the owners explaining the rules and regulations.
