The meeting was called to order at 6:30 p.m. by Kohanbani.

MINUTES
A motion by Hall to approve the March 22, 2016 Board of Directors meeting minutes as presented was seconded by Kohanbani and carried unanimously.

COMMITTEE REPORTS
Architectural Review
None
Â
Shared Facilities
Jacqualin Schermerhorn will be working with Erika Jones on chairing the Committee. The 2016 Event flyer was sent to the membership with the pool package.
Â
A motion by Hall to approve obtaining a credit card in the Association’s name with a credit limit of $1000.00 was seconded by Weinsheimer and carried unanimously. All users will sign a usage agreement prior to being issued a card.

A motion by Kesick to purchase an ice machine for the pool deck was seconded by Kohanbani and carried 4-1 (Weinsheimer opposed). Management to determine the cost and provide to the BOD prior to purchasing.

FINANCIAL MANAGEMENT
Status of Operations – April 30, 2016
As of April 30, 2016 the Association has an un-audited deficit of $40,826. Association investments total $1,529,625. Accounts Receivables total $18,061.

CONTRACT SERVICES
Grounds Maintenance
Â
Genesis is mowing on a weekly basis. The parking lot clean-up was completed April 25th. The enhancement project is underway.
Â
Pool Management
Â
The pool repairs have been completed and the pool is scheduled to open on time.
Â
Electrical Repairs
Â
The pool deck light fixtures have been ordered and should arrive by May 23rd.
Â
General Maintenance
Â
The field work for the Reserve Study was completed by FEA and Management anticipates a draft report within the next few weeks.

RESIDENT & MISCELLANEOUS MATTERS

A motion by Weinsheimer to deny Owner Zehnder for reimbursement of towing charges. The motion was seconded by Kesick and carried unanimously.

A motion by Kesick to deny Owner Martin for reimbursement of towing charges. The motion was seconded by Kohanbani and carried 3-1-1 (Weinsheimer abstained).

The Board of Directors entered into executive session at 7:15 p.m.

The Board of Directors entered back into open session at 8:15 p.m.

A motion by Kesick to:

Open the following Visitor Spaces to Open Parking Spaces: Box Car 6; Reading Terrace 5; Grand Central 9 and Whitcomb Square 5.

Any vehicle parked on the DSHOA property must display either a resident sticker or visitor hang tag.
-
All visitor parking and open parking spaces are limited to the 72 hour parking rule as specified in the parking resolution and towing will be enforced.

Any vehicle not properly registered (state and local authorities) will be subject to towing (common property) or a $50 monetary assessment (private property).
-
Parking of vehicles must be located in designated parking spaces (no blocking of ingress/egress; no parking on turf areas as designated in the parking resolution).

The motion was seconded by Kohanbani and carried 4-1 (Hall denied).
Â
The Association will be issuing new resident and visitor passes to the membership. Information regarding the process will be communicated via email to the BOD.
