Approved Deck and Fence Guidelines & Stains

Deck Guidelines:

The BOD has updated the types of decks allowed throughout the neighborhood.  Owners may now use non-wood materials such as Trex or other Composite Decking Materials.  We have also allowed for the modernization of railing that now include Metal and other Composite Deck Railing options.

Note: Railing options that are not approved include wire or glass.

Owners are also allowed to have two tone deck types (a natural color deck floor with a natural color or black railing).  All of these style deck need to have ARC approval!

Stains:

Owners may use clear sealants on their decks without Architectural Review Committee (ARC) approval. Additionally, stains that are on the List of Pre-approved Deck Stains may also be used without ARC approval.

What if I want to use a stain not on the List of Pre-approved Deck Stains?

Any stains not on the List require ARC approval. The ARC will typically approve transparent stains, also known as wood toners. The ARC will not approve semi-transparent stains and solid color stains.
