Approved Deck Stains
Owners may use clear sealants on their decks without Architectural Review Committee (ARC) approval. Additionally, stains that are on the List of Pre-approved Deck Stains may also be used without ARC approval.
- What if I want to use a stain not on the List of Pre-approved Deck Stains?
- Any stains not on the List require ARC approval. The ARC will typically approve transparent stains, also known as wood toners. The ARC will not approve semi-transparent stains and solid color stains.

Exterior Home Inspection
On an annual basis, the HOA and its management company will inspect the exterior of residential properties to ensure that they comply with the original design guidelines. Residents may find it useful to know what is inspected to ensure that their properties are within accepted guidelines.

- Inspections occur on an annual basis.
- What is being checked?
- The property is being reviewed for appearance, cleanliness, and overall condition
- What are the specific items being checked?
- The exterior home inspection includes the following items:

- Gutters: cleanliness, debris, and if any repairs are required
- Siding: condition and if power washing is required
- Exterior Wood: any wood rot that needs replacing
- Landscaping: missing or dead shrubs
- Shrubs & Beds: trimming, weeds, repairs to edging material
- Trees: pruning, and removal of any dead trees/stumps
- Grass: maintenance of grass, to include establishing and/or applying weed control
- Paint: windows and trim, shutters, doors, and corner trim
- Doors: condition and replacement if necessary
- Fence: condition, replace missing/warped boards, repair gate
- Decks: repair spindles, repair staircase, power wash, ensure correct color
- Rear Yard: cleanliness and condition
- Roof: repairs or replacement
- Satellite: removed unapproved dish or conceal cabling
- House Numbers: replace any missing numbers

Garage Door Repair or Replacement

Is your garage door in disrepair or do you desire an insulated one? The Board of Directors has approved an addendum to the Architectural Design Guidelines which lists three different options for replacement as an alternative to the originally installed wooden garage doors; A steel, recessed panel sandwich door by CHI Overhead Doors (model 2298), or a standard duty wooden door (Colonial 105) or a heavy duty wooden door (Colonial 110) by Wayne-Dalton Corp.
- Do I need approval from the Architectural Review Committee to replace my garage door with one of the approved doors?
- No, you do not. As long as the replacement garage door is one of doors on the pre-approved list you do not need to consult with or get approval from the ARC.
- What doors are on the pre-approved garage door replacement list?
- The approved replacement garage doors are the Wayne Dalton Corp. Colonial 105 and Colonial 110, and the CHI Overhead Doors recessed panel sandwich door, model 2298:
- Manufacturer — Wayne-Dalton Corp.
- Model: Colonial 105 (standard duty) or 110 (heavy duty)
- Configuration: 8' by 7', four sections of four short panels each
- Construction: Primed wood rails and stiles 1-3/8" thick with hardboard panels
- Features: West Coast Hemlock, Sitka Spruce or equal with 1/4" exterior grade panels
- Distributors: Door Systems, Inc. and Cristar Garage Door and Controls, Inc.

- Features: Front and back skins of wood-grain embossed steel in color selections white, almond, or sandstone. Core filled with polyurethane foam insulation of R-value 9.6.

- What is the cost of replacing my wooden garage door with a steel one?
- Door Systems and Door Doctor will likely have comparable pricing. In 2006, Door Systems offered a quote of a total cost of $857 for an 8 foot by 7 foot door with insulated recessed panels in any color, double lock bar, 12 inch radius track, extension spring, and white vinyl stops around the door opening. This includes installing the new door and removing and hauling away the old door.
- Can I replace my wooden garage door with another wooden door?
- If you need to repair or replace your garage door but would like to retain the aesthetics of a wooden one, this model is still available. Wayne-Dalton Corp. manufactures the Colonial 105 (standard duty model) and the Colonial 110 (heavy duty). Either model can be purchased from Door Systems, Inc. or Cristar Garage Door & Controls, Inc. (in Sterling).
- In 2006, Door Systems offered the following quote for full replacement of the original door with model 105. The cost is $756 for an 8 foot by 7 foot primed door with flat panels, double lock bar, 12" radius track, extension spring, and white vinyl stops around the door opening. This includes installing the new door and removing and hauling away the old door.
- Can I replace a section in my wooden garage door?
- If your interest is in only replacing one or more sections of your garage door, it can be done. Door Systems would charge $20 a foot for any section plus $8 for the rubber weather seal and a $90 trip charge plus $20 for every 15 minutes onsite. (2006 prices)
HOA Dues
The Dominion Station Homeowners Association maintains the common areas, facilities, and amenities and pays for common expenses, trash collection and reserves using money collected through the annual assessment. The annual assessment is due and payable on the first of the year, and may be additionally billed and paid on a monthly basis.
- How much is the annual assessment?
- For the 2010 fiscal year, the annual assessment is $1,236, making the monthly assessment $103.
- How may I pay my assessment?
- Payments may be paid by using the payment coupons that owners will receive each new year, or, as of January 1, 2010, mailing payments to P.O. Box 18002, Ashburn, VA, 20146. Additionally, payments may be submitted online using the SFMC web site.
- When is my monthly assessment due?
- The monthly assessment is generally due on the first day of the month.
- What is the late payment fee?
- Any assessment, or installment thereof, not paid within 15 days after the Due Date shall accrue a late charge on the 16th day of each month in the amount of $12.50. A late fee and cost of collection fee shall only be imposed once for the same delinquent period. - I'm a new homeowner. How do I get a payment coupon booklet?
- New homeowners should contact the SFMC Community Manager to establish the initial payment of dues and to acquire monthly installment payment coupons.
Lot/home improvements and getting HOA approval
Any exterior modifications or additions to your home or property must first be reviewed and approved by the Architectural Review Committee (ARC). Approval is required to protect the general welfare and safety of Owners (or Owners' tenants), to provide for visual harmony and soundness of repair, and to avoid any changes that could negatively affect aesthetics or property values.
- How to I get approval from the ARC?
- Complete the Application for Exterior Modification and mail it to the Community Manager. The manager will review the application for completeness and then forward it to the ARC.
- Should I send my application directly to the ARC?
- No. Please send the application to the on-site property manager.
- How do I get a copy of the application?

- Is there any additional information needed by the ARC other than the application?
- Yes. Additional documentation will be required, which depends on the nature of the modification or addition. You may find all of the additional documentation required in the Application Instructions section of this site.
Trash/Recycling Collection
In November of 2007, the Board of Directors adopted the Regulatory Resolution 2007-10 regarding the storage of trash containers and related issues for individual lots. The following questions and answers should help highlight the main points of Resolution 2007-10.
- On what day of the week is garbage collected?
- Current collection days are Tuesday and Friday, but may change from time to time.
- On what day of the week is recycling collected?
- Recycling is collected only on Tuesday mornings.
- Where may I store trash cans and recycling bins?
- Trash cans and recycling bins must be stored out of sight. Trash cans and recycling bins must be removed from the front curb following trash pick-up and are never to be stored in front of the house or remain in public view on non collection days.
- When may I put my trash can or recycling bin at the curb?
- Trash and recycling containers shall not be put on the curb earlier than 6:00 p.m. on the day before trash collection. Trash containers must be removed from public view by 9:00 p.m. on trash collection days.
- What happens if I leave trash or recycling at the curb outside of the prescribed times?
- Residents may be fined by the Association.
- What do I do if I need a large appliance or large item picked up?
- Residents are responsible for making arrangements with the trash removal company for the pick-up of large appliances/items. Residents are required to secure such items so that they do not pose a hazard to other people or property.
- Who do I call if I have a large item that needs to be picked up?
